New biz approved for East Didsbury park

MOUNTAIN VIEW COUNTY - The county’s municipal planning commission has approved two development permits for a proposed multi-lot industrial storage and warehousing facility in the East Didsbury Industrial Business Park at the junction of Highway 2A and Highway 582.

The approval came by way of motion at a recent commission regularly scheduled meeting held at the county office.

The owner and applicant is Big Valley Reclamation Inc., with the project value set at $480,000. The property is located at NE 17-31-1-5, plan 8111951, block 6, lot 1 and lot 2.

“The proposed business is a crane truck maintenance and repair service, which will also entail storage of the units and trailers,” administration said in a briefing note to the commission. “The proposed development for lot 2 also includes the construction of a new 11,200 square-foot steel shop on piles.

“As the proposed development falls under the uses of ‘heavy equipment and truck serving, repair shops and facilities’ and ‘warehouse and storage facilities’ as noted in the restrictive covenant, it is perceived as appropriate development of the lot.”

The approvals come with several conditions, including the following:

• The applicant, landowners and/or operator shall dispose of all chemicals, oil and other hazardous materials used in conjunction with the business, which might be collected and contained on site, in a timely manner to prevent possible lot contamination, and shall comply with all environmental standards and permit requirements of the authority having jurisdiction over the containment and dispose of same materials. 

• The applicant, landowner and/or operator shall ensure that the existing grading and corner lot elevations are maintained and shall not alter the natural drainage course on the parcel without providing a positive alternative means of drainage such as a culvert of sufficient size to carry the run-off water or any other measure deemed appropriate by the county.

• The applicant, landowner and/or operator shall organize the storage on the lot so that it is orderly, neat and tidy. Storage of goods not related to the onsite business will not be permitted.

The municipal planning commission is made up of county councillors and appointed public members.
