Proposed bulk fuel depot east of Carstairs can go ahead

MOUNTAIN VIEW COUNTY - The county’s municipal planning commission has approved a development permit for a bulk fuel depot in the Wessex rural neighbourhood east of Carstairs.

The move came by way of motion at the commission’s Feb. 2 regularly scheduled meeting, held in person and on Zoom.

The permit also includes an ATCO trailer as an accessory building office and industrial storage and warehousing.

The property involved is located at the end of Rge. Rd. 10A east of Highway 2, at SW 24-29-1-5 plan 7610100 block C. The property is zoned heavy industrial district.

“The applicant is proposing to store the propane storage tank and two sea cans for dry storage within the fenced-off area,” administration said in a briefing note to the commission. “The accessory building-office is proposed to be located beside the gated entrance. 

“The applicant indicated that there will be up to eight employees and up to six business-related vehicles on site. The proposed business-related vehicles are five-ton tandem crane trucks, five-ton tandem bleak propane delivery trucks, and one-ton service trucks.”

The permit approval came with a number of conditions, including that the applicant will “adhere to the landscaping plan submitted with the application (and) the landscaping must be completed within 24 months of the date of the issuance of the permit. The landscaping will continued to be maintained and cared for. If any of the trees or shrubs either die and/or are removed from the property, replacement trees or shrubs shall be planted.” 

The commission added a condition that applicant will consult with Mountain View County's operational service departments to place dust suppression in front of the residence along the subject property along Rge. Rd. 10A to the intersection of Highway 2 and Twp. Rd. 292.
