Four-storey, mixed use building proposed for Sundre's southwest

SUNDRE — A hearing date for a site-specific land use bylaw amendment to accommodate a proposed four-storey mixed use residential and commercial building in Sundre’s southwest was set for early January following first reading.  

According to the background information outlined in the agenda package for council’s Nov. 23 teleconference meeting, the planning and development department received an application to amend the bylaw to allow for the construction of the building at 116, 3rd Street SW.

The existing bylaw restricts the maximum height for all buildings at 10 metres, but the proposed structure has a maximum height of 14.5 metres.  

The department believes the amendment fits with the intentions of the Municipal Development Plan that was approved in 2013 by the council of the day and does not alter the general purpose of the central commercial district.   

“This development would provide a source of accessible/affordable residential accommodations in the Central Commercial District,” reads a portion of the report.  

Linda Nelson, chief administrative officer, said council would be presented with a full report on the proposal during the public hearing.  

“This is just for first reading of the bylaw, and a request for a public hearing date of January 11, 2021 at 6 p.m.,” she said.  

Council proceeded to unanimously carry a motion for the first reading, and another setting the date for the hearing.
